I'm exclusively using the Fannie mae Healthy Housing rewards now to remodel any affordable housing as removing lead and asbestos is a big profit center now.

You just have to consider your own appetite for risk vs. reward.

Up to this point we've not only purchased many cash flowing properties in numerous markets, but we've also been very creative to expand our portfolio beyond what we would have likely done on our own. 

We added an air hockey table and an Xbox and we have had numerous guests mention both in their reviews and messages. 

But in general:-in cash flow markets, rental is sometimes better than risk/reward of flipping.

You will invest far more time and effort than you will be rewarded for from just this property.

You need to look at your personal risk/reward factor. 

Albeit a challenging road ahead, but very rewarding.
