Each program is a little different so it just depends on your situation and income.They are quick and easy though once you get your certificate you can work with any Bank or Lender that is approved to use those DPA's.

I work with agents who know my buying criteria, and they bring deals to me before they hit the public market.

For example you own an investment property that does not qualify for institutional financing, and you’re paying 12% interest to a hard money lender.

Find a lender that works with a lot of investors in your market and have a conversation with him.

That may impact the amount you have listedYour most advantageous route for financing will be seller carry or finding a private lender.

If I can use a lender, how would that work? 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Find a private lender who would give you that debt for a lower amount.
