-They put an elephant spout thing over the tub spout, which caused water to flow back into the wall and down onto the ceiling in the basement, but had to cut a hole in the ceiling to figure that out.

I successfully eliminated all types of crawling pests larger than an ant from a duplex we own by physically sealing all holes that I found with caulk or even that nasty yellow gap filler stuff for larger areas.

I don't think they would damage a house burrowing under a house, but their holes could certainly break a horse or cow leg.

Prior to that I was forcing the square peg of property management through the round hole of Quickbooks - adequate but definitely not ideal.RM is pretty robust so if starting from scratch the learning curve could be pretty intense.

I truly don't view this business as convincing a seller to do anything, its finding the square peg and putting it the square hole nice and easy.
