Thats fine as long as your Debt to Income (DTI) supports it.

@Scott Trench - have you considered investing in short term rentals, materially participating, and having the average stay be less than 7 days?

Hello everyone, I have seen in this forum a lot of people who have experience and passion.I am also passionate and want to invest in real estate for the long term.

The result is typically less loan proceeds, lower rate, worse terms, etc.

Any contractor recommendations or lender suggestions for short-term financing?

Based on income alone, I could buy a 30k lot in sky harbor and build a 2 bedroom 1,400 sq ft cabin that generates 50k to 60k in rental income all day long (if not closer to 55k to 65k).   

Where the owner doesn't have enough storage space, so it won't be short-term parking. 

For the person that can tolerate the variability of returns, the IUL is probably the better choice with the best long-term prospects for growth.
