Tahoe isn't ideal right now as the local community is vehemently anti-Airbnb and the permitting system is challenging to navigate.

I'm a part of local real estate investors meeting and I have some good realtor contacts.

(In case the local government decides they don’t want the mobile homes there any longer.)

Let the agent know that while you’re interested, the property’s condition and local comps don’t justify the asking price.Taking a warm, conversational approach can make negotiations smoother and improve your chances of getting the deal.

Hey @Aaron Price, I think the best way you can get started in real estate is to reach out to local investor-friendly agents in your market.

Locally my observation is that the need is more for low income young and working vs college student.

For starters, I recommend to begin with a single family home or if you are looking to start locally, do house hacking. 

In my experience, success in D-class areas almost always requires being local, extremely hands-on, and self-managing.
