I am trying to better understand the legal side of whole sale so that I do not run into any troubles.If you really want to know I mean you really want to know not just hear what you want to hear.Call or go to the department of real estate and talk to an authority there lay out your game plane and ask them.IN most states if you do not own the property prior to marketing it then you are acting as a broker / agent and its a licensed activity .. its only the wholesalers promoting wholesaling that say your selling a contract.

Also, some of the GCs said there is really no distinction between 2 units and single family, and this contradicts to what i heard from the zoning dept.Is there any wisdom here on BP about dealing with zoning restrictions, given the house is already purchased, and it is a really good opportunity for 2 units (nice layout).And one more thing: if i separate basement and first floor, and keep it as a single family - is this ok?

@Cedric Volkmer -Like that you're looking outside the box....Hotel conversions are tough, because of the building layout and in most cases the location.
