These days insurance companies have the reputation for paying you for the service and then trying to claw back the money later.

For the tenant to be able to move in you need to -Go back and forth and fill out HAP contract and get it approved by CMHA -Get the property inspected and pass(if you fail redo this step)-execute the leases then the tenant can move in * Important note (you won't start receiving payments from CMHA till like a month or 2 later after you execute the lease.

You could consider purchasing in your name first and transferring to an LLC later as there wouldn't be income tax tax implications.

I am putting this together just in case there is also someone who is as crazy as myself on BiggerPockets who has taken the leap or will take the leap in the future to see later down the line.

Years later I gutted both units and brought them up to our standard.

I would love to find a storage facility for sale one day or even one cabin in TN, but that’s later goals.

Maybe if rates drop a bit and the market improves they can either try to refi again to pay us back or original investment or try selling later down the line. totally regret doing real estate at all - this is out of my expertise and I’m paying the price
