@Susan Guzzo You're already off to good start, most of the time people have trouble with their exchanges its because they aren't laser focused on one area for their replacement.

Finish two SFH tenant- trashed turn-arounds then go back to a laser focus on cash flow.  

Got a ways to go but really laser focused on debt reduction first and foremost.
