Does anyone have advice or tips for me on what the best way for me to build my REI knowledge would be so that when I do have the adequate funds, I am already equipped with a very good base knowledge.

I recently got my kitchen upgraded by excellent contractors in Waco, TX.

(we are past inspection & appraisal - just waiting on loan to close)- There wont be any photos of updated carpet, kitchen cabinets and countertops- I can't show the property in person considering I dont have the keys to proeprty yet- Would be gathering leads for people of who are intersted in hopes of getting it rented out faster If I post the property now, I could probably have a tenant lined up to move in August 1st.

Folks who don't have a lot of money typically aren't equipped to handle the financing of land, running utilities, surveys, building, etc.

@Ria Lamb, there's quite a bit to this question that your professionals need to grapple with and should be equipped to grapple with.  

The house will need new interior everything - plumbing, electrical, kitchen, bathroom, walls, etc. 

The home has had many renovations done as far as flooring and kitchen, but the Main Bedroom and Bathroom is unfinished and the home is in Foreclosure.

Idk what a lipstick renovation is, but I'm gutting both bathrooms and the kitchen.

Essentially, we want an extra room with a bathroom and a small kitchen primarily for our own use and for extended family to use.

When we moved in we were using the down stairs units kitchen and bathroom and living upstairs because the appliances upstairs weren’t really usable and the shower had cracks.
