It was scary for sure but I have some tips of things I learned from this experience.

Especially now we have kids.

Their parents had it, they got it when they turned 18, their kids grow up on it and so far I have seen a few of their kids also get it when they turn 18.

The response was always "its company policy not to provide feedback or recommendations and just confirm they worked here from X to Y"

There are plenty of books out there that give you advice and tips on what to do and how to draft leases but if you're still uncomfortable, then having an agent by your side for the first rental, might not be a bad idea.

Food in fridge is from April this year and it basically looks like someone was half way through moving out and then something happened and so a bunch of stuff is still in house. specifically one room filled with about 10 burner phones, 3 tvs, personal clothes, mail, kids personal items and bunch of random stuff new with tags, etc etc. he also had pets which was against lease term. one of the rooms was used as a pet room completely destroying carpet and staining walls with urine etc.
