I should have added more about my walk through and first interaction with the tenant to give a little more info. 

I am looking forward to interacting and learning enough from everyone so that I may also be of service to new members someday.

I would appreciate any pointers and instruction on how to get financial backing/investors with out being a W2 earner.I am excited to see all of the discussions, interaction, and help that this community is built upon.

Dave Foster is right - value is definitely in the cash flow and leases with high quality tenants.Nothing wrong with going direct investment route either.

If you’re new to this particular wholesaler maybe in your next interaction they will be less leery... if there is a next time :)
