@Jerusha Holder The difference between a successful and unsuccessful Agent usually circulates around intelligence and ones ability to priorities and discriminate between who is a worthwhile Client, and who is wasting your time and knowledge.  

The market has already been flooded with companies trying to capitalize on the new opportunity but we're really only seeing the tip of the iceberg on adoption by real estate companies and investors and what this market will look like once it matures.I joined BiggerPockets to interact with its large community of intelligent real estate professionals, entrepreneurs and investors and learn from the community's remarkable breadth of knowledge (and hopefully add to it a bit also).

I want to go about it intelligently however and know that real estate will still be here in a year or two that it would take to pay off these debts.

If these are things that you already know, I apologize as my intention is not to insult your intelligence or try to act like I am an expert on any of these matters.  

I am really looking forward to some intelligent people who can help me along my way to becoming the best I can be at this new adventure.

Make sure you have an intelligent and chatty inspector walk through with you before you buy, there have been some not so top quality flippers putting paint on a pig in this area and would be a headache of deferred maintenance for a first rental.
