The search algorithms differ for each platform, but for Airbnb the main factors include response time to inquiries, instant book turned on, pricing, and reviews.As others have mentioned, I would look into other platforms/websites that focus on corporate rentals.

@Kristen Ray - get a good general liability policy on top of any dwelling coverage you get for properties your LLC owns.

I wouldn't modify a dwelling unless it made sense, not at the request of a renter.I would not add it to the lease.

Something else to consider with units over 4 bedrooms is that Minneapolis has a limit of 4 unrelated people per dwelling.
