@Don IrelandTo stay out of trouble make sure that all transactions involving our Solo 401k are "arms length" - no involvement of the "disqualified person" (or entity owned by such person), directly or indirectly.

@George VigilThink of your IRA-owned LLC as a "fund", such that the IRA can own it and you can control it to deploy the capital into suitable investments.You can place the capital directly into an investment asset, or indirectly into an asset such as by having the IRA LLC own a another LLC that then holds an asset such as property.So long as you avoid self-dealing or dealing with disqualified persons, the LLC can joint venture or partner in most any way that any other investor could.

Report all leaks immediately, as they can become a very big problem very quickly.Faucets/knobs: Faucets and knobs can break easily if not handled properly.Broken windows, blinds, doors, glass, locks, or any other damage caused directly/indirectly by you or your guests.Light bulbs: These are your responsibility to replace.Batteries: It is your responsibility to keep your smoke detector and carbon monoxide detector in working order by replacing the batteries on a regular schedule.

This one ridiculous emotional bill, and the domino effect it will generate, I fear will do more harm to the economy now and in the future than what we are just starting to see now...and that future will bring the exact opposite of what the bill was intended to do.More renters vote than landlords bottom line .. ...and they indirectly may have voted themselves out of their own homes.

But I would try to envision worst case scenarios that might jeopardize your loan; Housing complaints, code violations, failure to pay taxes, failure to pay utilities... things that would bubble up to your local housing department or recording clerk that might result in fines, levies, liens and other things that may somehow (directly or indirectly) get attached to the property, which may affect the banks interest in the property.I am not a legal expert, just my take.

I did go into the one local rental agency and they would not talk to me as they said " I would be in direct competition with them" and they didn't want to divulge any information LOL .

I have lost over $7k in direct rent as well as the loss of a restaurant and their entire 5 year lease!
