I've also heard anecdotally on BiggerPockets that the concept of other States being super landlord friendly is sometimes overblown (in other words, sometimes even in the most landlord friendly states, things can get sticky)In other words, I'm not sure how much the potentially friendlier landlord laws would convince me to purchase far away in other state, when that also comes with its own challenges (the inability to self manage, property management fees, etc) This debate on whether I should locally invest vs out of state has left me wasting time so now I feel I just have to make a decision and go for it. 1.

We were granted a walk through and was able to talk with the tenants which made the decision to but seem easier i suppose.

Correct me if I'm wrong, but my understanding is the CPA would have made some decision when I purchased each property as to what the depreciable basis of each property was.

And the fact the new owner of the neighboring property also failed to do due diligence should not factor into your decision to keep, if still allowed by your state laws, what you presumably paid for.

The legal docs to investments like these are usually pretty locked in and there is a very deep understanding that projections are just that and not guaranteed, and the legal docs usually give the syndicators room to maneuver away from the original business plan if they feel it's the best decision.
