I know here in California there are houses that are designed for this  purpose but there is usually a staff member that stays there.

Another lawyer ***** that I the displeasure of closing with, she chose a time for closing one day, and when I arrived, she was at lunch, she berated the staff in front of me for stupid stuff, really struggled with the power of attorney we have used for years (made by another local lawyer) and ended up writing her own power of attorney - That she wouldn't even let us keep hold of???

If a seller holds it they can't be impartial most times and even if you are legally in the right to get your money back some play dirty and tie the money up for months in court or demand you give them some now to release.No legal advice given. 

I don't want to be involved in day to day operations boots on the ground, so I need a larger community that can support staff, but again, I have plenty of friends who are milking the smaller community niche.

Jake, Gino, and their staff are far different than other educators in the space, and truly care about their students and network, and it shows from the quality of the people around. 

Given what you have you don't necessary need to go the PM route, you could always hire one internally and keep it all in house, you just are not doing the day to day, your staff is.
