My worst case scenario of losing $11k is pretty awful, not in the grand scheme of things, but definitely a major set back I want to avoid.

It is a town with many hidden gems, property wise and other wise.I currently invest in Grand Rapids, Holland, and Kalamazoo, MI, all of which are fantastic markets in terms of cash flow, vacancy rates, overall stability, low unemployment and population growth.

We actually have beaten the Grand Canyon for the last 6 years!

If it's vaccant just two months that 4800 turns into 9,800 lost cash flow for a grand total of $30k in expenses with the closings in two years.

The add 10% Reserve  to rehab budget or 4000 for grand total of 144,000.

It was my very first deal and I knew based on the asking price from the seller and the area the home was in, it was a grand slam deal.

Spending a quarter million dollars to only get 3 grand a month isn’t very exciting .

and love it...now we're eager to implement our Grand Scheme but won't be in the right position for unit 2 until this coming fall. 

There's Grand Canyon University in the western portion of the city as an option too.
