Hi Guys,

Newbie to real estate. How is this deal ? Planning to flip in couple of years. 

Able to negotiate down a new TH for $400K (actual price $456K with all upgrades). 

Tax+Hoa ~1200$/month

P+I ~ $1500 (20% down)

Rental i/c ~$2500

Since this would be a new property all together, i believe, i won't be need capex/repair etc etc.

Please let me know your thoughts of investing. ( my assumption is it will appraise by 10% in 2 years which get me something).
