I would prefer to put down as little as possible but if fha makes you pay through the nose for it then it may not be worth it if you have the cash to put down. 

I just want to quietly do my own thing and not pay through the nose to have my license hung.  

Since the taxes were last assessed just at the very beginning of the nose dive in market values, there's a likelihood that current tax values are inflated above what they should be.

If you have carpet and pad that you are not planning to replace make sure you have someone with a sensitive nose check it out.

The 'Frame' will drop the comp slightly compared to brick, and the 'Slate' will raise the comp (an unknown amount, as per my experience) compared to asphalt shingles.I don't want to nose in on your lead, but you should also look at the 'time on market' and 'time to sell' all around the property to get an idea what you are up against.Cashflowing $1k, or making $1k in rent per month?
