I've even had tenats bring their own range, but usually that's included in the lease as are dishwashers. 

Insurance typically covers only the directly damaged area, not undamaged flooring, even if it's continuous.

At some sales they will even accept payment the day of the sale during the auction if that property has not been sold yet. 

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

However, once we implemented technology a few years ago, even our local clients prefer to avoid driving and switched to doing business remotely.

Dealing with warranty service is a pain in any situation but when you also have to deal with a tenant on top its even worse.

The people with single rooms even paid a bit more.

Even outside the city, many townships have passed legislation to limit short term rentals. 

Does North Carolina law require sellers to disclose past repairs or damages, even if they have been fully addressed?

I would say that even more of our owners don't see the interior of the property for years after owning it.
