Even with all those issues seems like a great deal as you said  But at what emotional cost? 

Many companies when applying for a dwelling policy will run an insurance score and loss history report (CLUE report) on an individual in control of the entity even if the policy will be in the name of a business.

The stricter the rent control, the more it will limit supply.

@Michael BelzIf it's 6 units it's most likely rent-stabilized (based on age it could be rent-controlled 😬).

Currently costa Hawkins makes single family residences exempt from rent control.  

In the end, this is up to Congress, as they control the purse strings. 

While with the show you have control, on the forums you don't really have control over what the members say.

If you don't know the law, you can't control the scenario and tenants will continue to make your life miserable. 

The most concerning is the stuff that is beyond anyone's control or even due to the lack of judgement or intelligence by a guest.
