I joined BP about three weeks ago and bought a few books to help get me started on the investigation stage of the process.

The property is in a good blue collar neighborhood within walking distance to an excellent elementary school. 

Since I am in my growing stage of my hopefully long term real estate journey, I want to purchase as many buy and holds as quickly as I can (I am 30).

I'm in the early stages of educating myself before making the leap.

(You said it was a higher end market so I'll assume you're staging it.)  

My wife and I are in the starting stages of building our dream cabin on some family property situated between Black Hawk and Rollinsville! 

Start early and follow through on every step.Prepare an "appraisal packet" (Thanks @Yinmeng Yu ) - my appraisers were very happy (never hurts to kiss some butt at this stage).

It's very early stages for me but I'll probably approach it the same way I do with SFR and that's with mailing campaigns to try to find off market deals.

By stage 4 when the subdivision is almost finished you tend to have the least equity gain buying then.
