More specifically I specialize in modular and manufactured homes, so my deals are a bit more like new construction or "demo and replace".Currently I have a 69 lot subdivision under contract that is ready for homes.

Unfortunately we have to demo an existing garage in order to fit the four parking spaces.    

I've heard from my contractor that specifically Jersey City in New Jersey is one of the MOST DIFFICULT cities to deal with going through the permit process.It's been OVER 2 months where we have been trying to pull permits to begin demo and renovate.

My partner (okay, i'm bias b/c he's my husband) knows all the constructions, building, woodworking, the fixing up logistical stuff, and I'm the finance  and design.. you will be 100x happier and more successful if you find a partner that's a ying/yang... a partner and a mentor to match your strategy!  

The insurance companie's remediation co did a lot of demo work and set various machines to dry the house.

It also wasn't high enough off the ground so we had to demo it and fill the holes a few years back.

@Justin Green Don't let asbestos scare you - if you have to remediate it, it will certainly cost more than regular demo, but it isn't something that you can't price into a deal and still make it work.

I think you need to analyzing your buyer in those areas and the demo graphics.
