Based on your description, it sounds like you would violate the self-dealing rule and could put your SDIRA at risk. 

My target asset class is multifamily and I just had an LOI accepted on a six unit deal in South Jersey. 

However, a great deal came along my way.

Better to make that mistake, and buy another deal, than to not bought the deal.  

@Scott Lorence make sure you find a PMC that has experience dealing with college rentals. 

Dealing with a dead body was a lot easier and cheaper then some of the nightmares i experienced.I still can't shake the memory of the one who painted the ENTIRE house in feces art. 2 stories, every room.

. …..now the problem is in the Tulsa area that deal that rents for $2000+ mo and can be purchased “all in” for $150K is much harder to find. 

@Katie Camargo   What we do as a lender on these type of deals is what we can an "as-is 2 step".

We run into this especially at out parcels in grocery anchored centers, and our users generally can't make a ground lease work for the business case so the next best thing does tend to be the BTS or we often do Reverse BTS deals where the majority of the building design and management etc is done by the tenant.
