I'd still probably recommend that the offer at least initially go through the agent in the manner of a curb offer.  

Most of my tenants don't even know how to take their rollable trashcans to the curb for trash day. 

It's amazing how much that changes the curb appeal.

What does the curb appeal sink to with this much work going on?

Generally any properties that make it onto craigslist or drop down the buyers list are not good deals for various reasons amount of work that is needed, wrong neighborhood, bad curb appeal etc.

Curb appeal is important in all rentals, SFR or MFU. 

Once I receive the writ of possession, who do I call to help move belongings to the curb while the sheriff is there?

He'd rather have less curb appeal and a 3 car garage than good curb appeal and a 2 car garage??
