Nope, not the case.I can assure you the building codes here in California, (assuming work is done with a permit, which most is not) especially Title 24 and seismic / structural requirements, (currently the toughest in the nation) will make your eyes bug out.If you are not familiar with them, they can eat your lunch.I hope new folks really stay motivated if getting involved in flipping homes anywhere really.But pay attention,....you can get creamed.

(I may not be saying this well, please forgive me.)In my opinion it is better to pare down your holdings and have them support themselves than for you to be eating mac and cheese every night to keep it all afloat hoping for appreciation and pay downs to make it all "right".

these are all good posts but all have to remember there are so many deals out there that if everyone of the bigger pockets people bought one property there would still be 150 available for each memberif you are a cream puff investor and want the big return with no work then I have to tell you those days are coming to an endif you rely solely on conventional financing those days will end tooits kinda like the people that go to school spend a lot of money for a bachelors degree that they will never use but cost them there credit and are now in debt to there eye ballscompetition is what makes this country greatAmerica has lost what made her great- Great Ideas- Hard Workers- Industries- The willingness to network with others- how many of the people on this forum really know who there neighbors are?

I dislike Cozy because it is harder to navigate than Avail in my opinion.Use the search bar above and look for "property management software" and you'll find thousands of discussions and blogs.Asking people which software is the best is like asking which ice cream flavor is the best!

Mass market analysis is alright for a preliminary search to vet properties but scouring the market is arguably just as quick and effective once you get good at it.Knowing how to search on Zillow or Realtor is already going to discredit 90%+ of places, then a two second look at a listing will discredit another 90%+, meaning the cream of the crop will rise in a matter of minutes, regardless of how you're searching when you equip yourself with the right tools.Here's my beef with mass market: it's good but it misses things.
