We have a number of investors that we work with and it's super common to see them HELOC this property to buy that property, refinance the HELOC property to consolidate when they're ready, then rinse and repeat.Like Dan said, it's all about the numbers.

Its all about the lien position.In your example, you just do a refi for a $340 loan to consolidate the loan...As for as your second question, yes you need to "do something" to get the funds to rehab.

Pros:I can consolidate all of my conventional loans into one portfolio loan, extremely low interest rate, and in this process of borrowing $800,000....$500,000 goes to the refi and $300,000 is a cash out which I can use to buy more properties.Cons:I have to refi every 5 years which can cost $8,000-10,000 each time.

If both come from the same address, it could be a sticky issue for asset protection - which is a question for an attorney, and I'm not one.A common solution for both problems it to have one LLCs as a management company for the others and consolidate banking and emails and everything else administrative under that LLC.Managing multiple emails is possible but is certainly a chore.
