Cheap quick and easy: trim trees, mulch around base of trees (mulch is $2/bag at lowes right now), remove window bars, pressure wash, add some landscaping to front flowerbeds (I typically do rocks w/ flowering plants, lots of people do mulch there too) and remove the bushes, and possibly add some landscape blocks around the front flowerbed areasIs this a flip or a rental?

The most successful D class or 100% section 8 project I ever ran into was in Hattisburg MS. the original owner built about 20 little stand alone units  on the property and each was built with cinder block so very minimal sheetrock inside.. concrete floors throughout with drains in the middle ( kind of like you see bathrooms in Asia and other parts of the world .

On one of my latest deals on the south of Chicago we had intended to flip, but ended up having to refinance instead of taking a loss.We actually didn't want to BRRRR because we didn't love the neighborhoods and block...so far it has worked out alright.

Few things with MH that need to be assured is "Double wide" which you covered, On a permanent foundation/concrete slab, Not on axles/remove, Not moved from another property or living location, and built after June 1976 (Some investors require within 25 years).
