For new construction, it doesn't normally take years to build (large condo complexes perhaps) and you use a construction loan (I think that's what it is called, I know it isn't a normal mortgage) or put a down payment with the developer (if they are building a condo).

I tried Invelo, I am just not impressed with the complexity of the "marketing" functionality.

With that being said, I have shifted my focus to multifamily and apartment complexes outside of our state and/or across the state in hopes of leaving behind the outrageous insurance rates.

Dont like the complexity and stress of fidning stuff in 180 days, the potential to get a bad deal sounds worse than having to pay 50k.

If you are just starting on your journey, it is best to start simple and then add complexity with experience. 

These are complex and expensive. 

I'm also not sure if us rehabbing their unit and having them come back to start a new lease in fall would add another layer of complexity.
