Later, utilizing plats, surveys and past history through the appraisal district, I was able to. determine that the seller had switched addresses between the burnt house and the house next door, attempting to mislead a buyer into thinking he's buying the undamaged house.  

Investors buying land to HOLD for either speculation or future development can just wait until the wholesaler’s contract with the seller expires and eliminate the wholesaler “markup”.  

for double closing you would need your funds to buy then sell it to end buyer at premium. there are transactional funding companies that can lend the cash for a fee.

I had a good friend who went into the ATM business back in 2015 did it for successfully for 5 years and sold the business for $2.5MGreat business to show constant deposits as a business and as a SE 1099 or W2 business to help buy real estate.

So, the chances of someone trying to find the TRUE below market deal in their “spare time” is not great.  40 years ago you could.
