When I say "quality" i mean the quality of the neighborhood, and not necessarily the property.For example I am looking at a property that is being short listed for 20k fully renovated (zillow estimate is 35k) but it's in a depressed area with a few rowhouses boarded up around it, but there is an existing tenant there and the rent, cap rate, and cash flow look excellent on paper.

I have had the discussions with my wife about wanting to earn passive income through rental properties and we are on board with the idea.

This will probably not work out well if your wife is not fully on board.

Pretty much everyone posting the name of a market on this board is late to the party, Charleston, Nashville, etc. etc.  

If you see real estate taxes spike up like this, I would look into whether if you can appeal the tax increase at your local board of assessment appeals.

There is a multitude of reasons, some of which are above, that naming all adults on the lease have become a standard practice, and most board of realtors leases have this in their standard leases.
