If you own a property and place it in a LLC and you don't fix some stairs, you can be held personally liable for your inaction.

One property I was shown had obvious structural damage on the porch (the cement was buckled in and up).

Pics are blurry but you can tell the stair step crack coming off right side of window has been re-tucked before (new mortar put in place) and maybe has moved a little more.  

Only problem is it's two story house so we'll need to share stairs and the door to go to back yard!

It also depends on what type of area your properties are in such for here in Columbus there are property managers who aren't set up to take on properties in certain areas and other PM companies who have better systems in place for that @Chris Stairs

The stairs down to the ADU have been drywalled.

Another associate came running up the stairs from the basement with a keg of beer and collided with a 55 gallon fish tank.

Stucco over cinder block, cement tile roof, high impact windows, roof rafters tied down with straps, doors open outward and much more. 

All my units require going up a stairs.

We gave the entire home fresh paint, cleaned up floors and ripped up carpet (it has the original hardwood), and added new carpet to the living room and a runner to the stairs.
