It's a Catch-22 of sellers becoming more desperate to unload their listings, but investors risking extended vacancies until Spring.

Not only that but my network is expanding quite a bit and I need an organization to catch up.

@Mike Morey - I have had very good luck and prices through Allstate, I use Dave Bochtler located on Center St in Auburn, Only catch is their inspector does find stuff like roofs and paint peeling and they put timelines on fixing them.

Hey, all I have a seller that still owes a mortgage and is behind and she is ok with catching the past due amount up and taking over the payments how do I make this happen?

It isn't about "catching" them violating the terms of the lease, or to necessarily see how they keep their (my) property.

And it's a great opportunity to get into student rentals near the new downtown campus before everyone else catches on!

I easily qualify for the loan, have the funds available for the down payment, and an 840 credit score and am wondering what the catch is because it sounds too good to be true. 

Possible calculation of what I want to do: $100,000 property $90,000 left on note$12,000 in delinquent payments We catch up the payments of $12,000 and then clean it up, put a tenant in, and start cash flowing the property.
