An old cast iron sewer line can be bad as well.Could have failures in the main going to the street.

@Johanna Castel I know it's tough when you have friends and or close associates as tenants however it's a business and if your grandma is looking for the additional income to offset fixed expenses and or other financial reasons you just have to level with the tenants and give them a notice.

I bet if you cast your mind back to 1999 when you first purchased that property, it probably seemed crazy expensive to you back then too ... that is the thing about prime CA RE ... it always seems expensive.

Prioritize and narrow-cast on experimenting with the BRRRR method, buy-hold, single family, multi-unit and eventually some commerical properties (to assist new church storefront start-ups, a personal passion of mine as a church planter).
