Why on gods green earth if you can save on commission, gain experience, meet investors and manage your own properties would you want to invest in a market outside of where you are?

This can be achieved quickest through development projects where you force equity or appreciation where you identify markets with strong fundamentals that experience rapid appreciation.   

In my experience tenants on the lower end of rent tend to cause more damage than higher price tenants.

I would have been ok with the latter numbers because I have been stockpiling materials for like two months, but...I did not know if I could trust them due to the lack of "professionalism," and my lack of experience.

I believe this is more geared for the tenant but it shows where properties have "experience" with S8 tenants.
