It is possible that if the deal goes south, the tenant may in fact have some equitable rights, and hang you up in court and possibly force an ejectment which is different from an eviction.Not knowing the laws in your state, I'd advise you to consult a competent real estate attorney and have them review (or draw) all the docs.

Also, I don't know what wall damages could refer to as I didn't hang anything on the walls so there were no holes, scratches... 

Go hang out at a hardware store at like 6 in the morning that is when the contractors come into by their stuff. 

And then you have to do it again - one time - next month or however often you decide to print up flyers and hang/mail them.

I can hang drywall on vertical walls but I don't have the tools or skill to hang ceiling drywall or build rafters to make the ceiling flat.

QB can be frustrating, but once you get the hang of it, it is quite useful.
