It is possible that if the deal goes south, the tenant may in fact have some equitable rights, and hang you up in court and possibly force an ejectment which is different from an eviction.Not knowing the laws in your state, I'd advise you to consult a competent real estate attorney and have them review (or draw) all the docs.
