you don't have to stage every room, just the main areas and any awkward spaces.

It always seems like an awkward conversation for me to have with a buyer.  

The tenant actually showed up in court this time (4 previous) and we had an awesome and totally awkward moment together before court began.

Usually there's not a place for one or it's in an awkward place.- Bathroom floor is probably rotten or rotting.- Kitchen floor is rotten or rotting.- You have galvanized supply lines- Windows are single pane (easy to replace) inefficient for tenant.- Attic is poorly insulatedHere's are some comments on how I might tackle a your list or a similar rental:MUST DO BEFORE MARKETING to RENTERS:1) Repair all roof leaks $ 475.00 add clean out gutters11) Repair all cut-out holes in the interior drywall finished to paint and paint all repairs. $ 275.00 (give this job to the painter since there's not a lot)3) Prep all previously painted exterior surfaces and seal gaps between to materials.

It was a very awkward and difficulty process.

I do have my real estate license, so I have been checking the Expired leads against the MLS to make sure they haven't been re-listed, and to make sure that the owner is not also the listing agent as I imagine that would be a little bit awkward.   

Since I don't want awkward Thanksgiving dinners, I find myself having to either guess what is in her best interests or push her towards making decisions.  

Anyway, it just seems that home visits could be very awkward.
