I think more like $25 to $99 is reasonable...I'm thinking of maybe a broken door knob or some other easy fix that a tenant could arguably be responsible for.I think it's perfect reasonable to ask the landlord/manager to just reduce the dollar amount in that paragraph to a more reasonable number.

Arguably you can hire a runner to do these tasks too, but there's just something about being able to sit next to your book keeper and look over the files together that is very productive.Like I said, I did manage to fine one out of town book keeper that worked pretty well, but I didn't want to have all of my bills sent to someone out of state.

So as a seller/landlord, it can be a big deal because you've got this material defect that you essentially can't fix/change which could arguably reduce your future potential buyer/tenant pool and/or selling price if you decide to resell it and a prospective buyer is one of the people that isn't okay with it.
