All I can say about getting started (because I am a newbie myself) is that you will be drinking from a fire hydrant to start.

But the tip is a % of the food and drink, so the fancy restaurant waiter makes a lot more money for less work. 

Maybe you need to understand that one goal of most investors seeking passive cash flow is to have enough to live off of at some point, they don't necessarily care what the return is at that point if they are sitting on a beach drinking a margarita every day.

The original roommate has caused much disruption here, between her alcoholism and related violent outbursts, to her drug use and threats, including calling the local police multiple times for a variety ridiculous things, all of which is documented, and more than once was told by the police she was becoming a habitual caller and a nuisance, then threatened with arrest.

Can lead a horse to water, but you cannot make them drink.
