The lesson here is that you need to specify everything or plan on receiving something you did not want.No Drugs, Smoking, or Alcohol on Site - I've kicked multiple contractors off sites because the workers or the supervisor showed up intoxicated or stoned on drugs.

They are a lot shorter then house or apartment leases and covered visitation, alcohol, allowed appliances, etc.

When possible, you want your student tenants to be responsible for their utility and resource consumption.  

I would never deny somebody because of a misdemeanor, they could’ve had a minor consumption disorderly conduct years ago when they were in college or do you are you along time ago.

Even if the meters were suddenly associated with the proper accounts, major changes in electric consumption for a given meter may raise a red flag at the utility (particularly if they look at bill that was $52/month and suddenly it drops to $8 and stays that way for couple months.

Food stamps should not be able to be used for Starbucks, cigarettes, alcohol, fancier restaurants or prepared take out deli restaurants, etc.
