However, like @Ellis San Jose mentioned above, you will command more $$$ for your property if it is delivered vacant (unless you are getting top market rent for that unit).If you do sell with tenants, be prepared when the prospective buyer requests rent rolls, estoppel certificates, rent history, existing leases, rent due dates, security deposits, and any other written or verbal agreements.

I'm a bit more of a fan of San Antonio and think you may be able to capture some value in Austin as the residential growth expands there, tech starts fleeing back to Cali and can get in before a second wave of interest.With that said, I have a lot of properties in Houston.

Most of our "Spec's" are urban infill development in downtown San Antonio and we have a few luxury Spec's that are definitely not "affordable" housing!
