If we know they are coming for an occasion like an anniversary, we leave a note or card. 

There are plenty of occasions when paying a small expense has a much greater return.

But, there are always going to be occasions where we are waiting for life to happen; on the toilet, the DMV, doctors, or where ever.

On occasion, if there is enough room on your lot the home can be moved out of its current site and then transferred back to its original site.

There are a couple of reasons this is more difficult with an occupied unit:On a number of occasions, I've had tenants who were supposed to vacate ask at the last minute if they could stay longer on a month to month basis (this is especially common when they are buying a house and their closing gets delayed or falls through).

I've attempted on a few occasions, ultimately none closed.

Upon further investigation, the city advised me that there have been three similar complaints on three separate occasions, resulting in three separate fines of $180 each. 

Unless you intend to have a continued business relationship with him as your partner, or are you hoping to only utilize him to get going and then only on certain occasions?  

On two separate occasions (2016 and 2018), I applied for a mortgage so I can use some of the equity to purchase another property and both times was denied.

That makes sense, but must be something else in this instance since it has happened a different occasions.
