I have spent the last 24 years helping folks build their rental portfolios doing BRRR deal for them and everyone of them still needs some transactional income so they don't rob their rental portfolio those that tried to live on rents alone end up struggling. 

Though pricing is extremely important, in that every extra dollar spent on cabinets, is one less dollar in the pocket of the investor or contractor, what is the breakdown of the three above qualities that investors are looking for?

I spent 30 years dealing with Minnesota's unfriendly landlord laws.  

I spent a total of $500 to do my kitchen cabinets into bed bath cabinets.

I had spent months talking with banks on my plan and had the contacts lined up before closing.

(I also would put areas of east Dayton I would put in that same category.)As far as Old North Dayton goes, I've spent a fair amount of time in this area over the last few months (including after my last comment in this post), and I certainly wouldn't lump it in with most of the west side.

In short, in the context of real estate, the majority of your time has to be spent in real estate activities (usually full-time workers in other professions fail at this level of the test because convincing the IRS that you work two full-time jobs presents a problem) and the time spent must exceed 750 hours.  

Also, if in the future I ever do need to redo the main line it'll be more expensive (L&M increases), I will have already likely spent thousand installing and maintaining the pump, and I'll have more tenants impacted by a sewer construction project (currently a 3 unit but will be a 5 unit at that time.)Help.
