I've begun by reading several books about investing in real estate and just itching to get started, BUT.....feel like i need a mentor, for some one on one info and guidance.

As the economy has gotten better and my job more stable I've been itching to get back to Southern NH, though I haven't been able to decide how to handle the condo.

Im getting the itch again and now I need to figure out what the next step is to purchasing some more property.  

I read The E-Myth revisited the other day and found many valuable suggestions that I'm still processing.As a previous educator and mentor in my field, it's refreshing to be the one learning and hunting out information.I'm truly itching to get started but still have a few more months of education before getting rolling.If only I was ready now!...

And if you absolutely have to scratch the real estate "itch", do what @Michael Slabitcher says.

I am itching to get started searching for the deals, but I feel like my home debt and overhead has me feeling like both hands are tied behind my back.Any input is greatly appreciated.

You also won't have that itch to get your first property like we all have in the beginning. :)One strategy i have is creating properties that will fit in the 2% BP Model. ( I am typically around 1.75% to 1.9%, its funny that the hotter and more expensive our market gets the better i have become at buying properties right)The competition for homes that need extensive rehab is nothing like the bidding wars you are seeing in your market for market value, market ready properties.

They aren't located in super-competitive areas where loaded cash investors are itching to make buys.....thus driving up the yield and subsequently the risk.

Itching to get a mutli family deal done and being relatively new to the market space  - tunnel vision is hard to avoid.

Starting to kind of get the itch.
