I actually found the one I have under agreement in Fitchburg through Black Diamond Facebook group. 

My wife’s friend accepted an offer for their home in November and move to their newly built home in Blue Diamond. 6 days ago they just received a request for another extension because of “new lender requirements.”

I recommend working with your agent to see what additional language you can write into the offer to show that you're a serious and capable buyer that won't try to nickel and dime them through the process.Also, although there are tons of bidding wars out there, sometimes you can find a diamond in the rough.

Is there another more active way I can go about finding these diamonds in the rough we always hear about?

Hi Austin, you could consider marketing them as off market/pre-mls properties on some of the local Real Estate Investor facebook pages (for example the Black Diamond page has 3,000 members). 

Go for Coal and not diamonds. 

The amount of uncompensated time Note Investors spend looking for the diamonds in the rough is fascinating.
