There are so many strategies out there like flipping, wholesaling, mobile homes, subject 2, but at the end of the day a good rental property is a huge portfolio piece that helps you get towards your goals better than almost anything.

Obviously there are many ways of doing this and at the end of the day as long as everyone is happy then it works, but I want to make sure I am doing things legally as well as protecting myself against a bad deal with the investors involved.  

Ok, here is $X from me, I'll 'buy it'. 15 day as-is, I put it up on the MLS, hold my open house, get 4-5 offers from realtors, flip the contract for $Y.

They had roughly, even in COVID-19, just 1 day a month at best that were not rented.

The other day a realtor was telling me the paid $165k over appraised value.
