My question is geared towards LP's perception and how withholding/paying distributions made them feel about the sponsor that they invested with.

While there is so much advice from real estate investing at large which is applicable to this space, I hadn’t yet found a book primarily geared towards the small multi family arena.

The price sounds reasonable for 18 piers but I have a feeling you’re being up sold.These types of companies are geared towards residential home owners and sometimes aren’t too investor friendly when it comes to price HOWEVER- with aqua guard I can almost guarantee you will be getting the best fix, the best warranty, the best guarantees and the best workmanship.

It is geared towards wholesalers but is really good for anyone trying to get into real estate;)

The prior owner was a hoarder  and will need to be cleaned out with hazmat gear.  

This is why I decided to switch my gear and leverage reonomy which is offered to all EXP commercial  agents and restart my multifamily journey in the Allentown MSA and South Jersey & Delaware( i tend to stay away from big cities such as Philadelphia).If you read this far thank you... so within this forum which is psychology i constantly wonder if i will ever get out of this failures.

He also did the following 3 deals and my first commercial multifamily deal and helped get my investing career in high gear. 

Sometimes deals change unexpectedly or something comes up that may require you to shift gears and look at your deal differently.

People buying STR are generally geared towards upper middle class who likely have careers where they are in some form of management and giving up control to someone else just isn’t in the blood, but objectively speaking, without emotion involved you really need to run your numbers. 

I have no doubt that the mouse got into the camping gear of the prior guests and made an escape into my VR.
