@Robert Taylor  The fire happened Wed @ 4:30 amI had a vm from the inspector on Thursday and the property mgnt also called Thursday morning saying one of their employees saw it on the news.

Nonetheless, our NOO/rentals are not in CA - and we don't have these water rationing issues there.Our primary residence (and I would probably also do this if and when we purchased investment properties here) is primarily grass with some native trees, shrubs and plants (near the property).To allow us to have grass without heavy fines for water we use 1) apply summer guard and 2) winterize our laws. 3) we are mandated to water only Wed and Sat (early am or late evening).

I will be trying to sell the house, while also starting the eviction process with the tenant, and hiring a lawyer to try and stop his change of venue, and request for a jury trial but my lawyer said he will most likely get both of those requests.I will loose the house if he doesn't pay, and I have to take on legal fees.

He quickly called me Wed 11/25, about 7:58am cst & part of the conversation was he doesn't have any investor and can't give funds that he doesn't have...he is looking into ST loan.Looking for investors is not his interest.
