As a rehabber, it's easy to get in the habit of thinking things can be changed, problems can be fixed.  

@James Wise That's  a cost of doing business as a landlord.Non-refundable application fees encourage two deplorable habits.

@Serena Salvato I actually took my course online as it was easier to for me. just to be clear there are two exams usually.. the first is for the course exam which is like a final/cumulative exam. then the second one is for the NYDoS.. the actual salesperson exam for licensure.make sure you choose based on your learning habits between in class and online.

I soon made it a habit of listening to the BP podcasts while driving to and from my full-time job over the past few weeks.  

Especially since it was clearly disclosed in the lease and something like a dryer doesn't affect the habitability of the home. 

Each state will have it's own rules so you need to check them out.In Florida for instance, If there are defects in the property that need to be addressed because they affect the habitability of the property, then you send a letter by certified mail and keep the receipts.

Transparency is absolutely vital for your peace of mind.

I set goals in November to change my life (habits) and focus on getting debt paid off, money saved, credit repaired and to be back to $0 in debt to move forward with my investing.  

While I admit to finding this difficult to implement, I think it's vital to schedule time.

People will have more choices where to go enjoy their habit and might opt for warmer climates, ex NV and AZ this election cycle.
