I am also debating if I should use the same Rigid Core LVP on the stairs match instead of carpeting it for ease of cleanup and not having to vacuum but keeping in mind that it is light wood grain pattern quite taupe in color ) would that show stains & dirt fast?

@Claudia Everett, foreclosures happen in all markets and in all neighborhoods (however some more frequently than others).

I've raised the rent about $150/mos above market rate in light of his making a big premium and the fear he may request more frequent repairs.

Another reason why I would like to move is because I have a 1 hour commute to/from work (2 hours total)...plus rising gas costs and frequent oil changes.

@Shalom ShorePlumbing issues can happen anytime but what we have found, when taking over old properties is that there is most always a backlog of deferred maintenance-- and plumbing and appliances are a frequent offenders (probably due to expense).

They frequently do their own evaluation of value and you don't wait for formal appraisals. 

If you are having to evict so frequently then it is obvious to me that during the discovery phase of the application, the PM is not doing their due diligence as best they could.

Once every 6 months have it serviced and vacuum the closet it's in.
